The real estate industry’s productivity crisis isn’t about a lack of time, it’s about failing to implement systematic approaches to time management, according to industry coach David Greenspan. The CEO of MindShare101 argues that technology and constant connectivity are creating unprecedented challenges for real estate professionals.
“People are not leveraging time the right way, and instead, what they’re doing is they’re allowing other people to take control of their time, being reactive to what other people need, rather than being proactive to what it is they want to achieve,” Greenspan says.
According to Greenspan, the proliferation of communication channels has created an overwhelming environment. “We never used to have a million different apps sending us notifications and messages. You couldn’t get a hold of me through a phone call, a text message, a DM, a social post, an email, a WhatsApp, the list goes on,” he observes.
This constant connectivity, Greenspan argues, has created a reactive mindset where professionals spend their days responding to others rather than pursuing their own objectives. “If you’re not operating to a system, in a process, to a structure in your days, there is no way in the world you’re going to accomplish what you want in life,” he says.
Greenspan challenges the conventional notion of time management itself. “We can’t manage time, but we can empower time to manage us,” he explains. “When we empower time to manage us, because we all have the same 24 hours in a day, what remaining hours do you have in your day to actually achieve what it is that you want in life?”
Through his coaching company MindShare101, Greenspan teaches professionals to shift from reactive to proactive approaches. This starts with clear goal-setting. “If you haven’t got the goals, it’s like getting in a car with a blindfold on and thinking that you’re going to make it to your destination,” he says.
Greenspan advocates for what he calls “navigation,” detailed planning that connects daily activities to larger objectives. “We basically figure out what’s the address, where are we trying to get to, and then we build out the process,” he explains.
This systematic approach, according to Greenspan, creates natural accountability and motivation. “We all want the rewards. We all love to feel good. This is where we track specific metrics, and we make sure that we acknowledge when there are wins, no matter how big or small they are.”
Through MindShare101’s training programs, Greenspan works with real estate professionals to implement structured approaches to time and business management. The goal is helping them move from reactive patterns to proactive systems.
“As we implement systems as such, the discipline becomes evident. The accountability is there, the rewards are there,” Greenspan says. He suggests that mastering systematic approaches now will position professionals for greater success as market conditions evolve.
