Lake Homes Realty’s Data Strategy Bridges Gaps in Fragmented Waterfront Listings




Lake Homes Realty has developed a targeted approach to address the long-standing fragmentation of waterfront property data, according to CEO Glenn Phillips. Phillips described how the company’s solution is improving transparency and access in the recreational real estate sector by consolidating listings that are often scattered across multiple systems.
Phillips, who shifted from software engineering to found the nation’s largest lake-focused real estate brokerage, explains that the U.S. waterfront property market is uniquely affected by the structure of Multiple Listing Services (MLS). “There are some markets where four MLSs will have property on one lake,” Phillips said. “If you’re just a member of one MLS, you won’t even see all the properties available in your own area.”
This fragmentation means buyers often miss available listings, while sellers lose out on qualified leads. Since lakes frequently cross MLS boundaries, property data becomes scattered, and the various MLS systems do not share information, making it difficult for agents and clients to see the full inventory.
Lake Homes Realty’s approach centers on building a unified, data-rich ecosystem that makes niche properties easier for consumers to find and evaluate. The company aggregates listings from roughly 160 MLSs, creating a comprehensive database that captures the full spectrum of waterfront homes. Its technology infrastructure is designed with a “data system first” philosophy, ensuring accuracy and constant updates while keeping the consumer interface clean and intuitive.
This foundation supports the firm’s specialized focus on fragmented property types—lake, beach, and mountain homes that often attract remote buyers—by consolidating them into a single, accessible platform. The strategy is reinforced through custom tools and centralized operations that streamline search, improve data reliability, and help buyers navigate markets that have traditionally lacked transparency.
Lake Homes Realty has rolled out this system across its national operation, which spans 39 states. The company built custom back-office software to function as a unified business, regardless of state lines. This centralization allows for consistent compliance checks, operational efficiency, and streamlined management.
“Some of our tech challenges aren’t really ours – it’s about extracting data from the multiple listing services and filtering out what we don’t need. We’re always updating those algorithms,” Phillips explained.
Phillips reports that the company’s approach has produced tangible benefits. “We can reach consumers who couldn’t find these properties before and give them better tools,” he said. Sellers, previously reliant on general real estate portals and hoping to be noticed, now gain direct exposure to buyers specifically searching for waterfront properties.
The aggregation model, Phillips emphasized, connects remote buyers with specialized homes they would otherwise miss and gives sellers access to a targeted audience.
Despite these gains, Phillips acknowledged ongoing challenges. “We’ve done all this without raising capital, so we’re competing with portals that spend hundreds of millions of dollars. But we’re able to go head-to-head in the market,” he said. Lake Homes Realty has focused on building sustainable, adaptable technology platforms instead of chasing unproven trends, ensuring the business can grow without excessive risk.
Looking forward, Phillips sees potential for applying this model to additional property types. “We’ve launched BeachHomes.com and Beach Homes Realty in a number of states – I think it’s around 15 now,” he said. The company is also expanding into mountain properties, though Phillips noted that defining and mapping these markets presents new technical challenges.
By aggregating fragmented data and focusing on specialized recreational markets, Lake Homes Realty aims to make it easier for buyers and sellers to connect, regardless of geography or MLS boundaries.
