The Canneby building in Manhattan serves as a case study for this AI-driven approach. “Canneby building in Manhattan has BrainBox AI overlaid to the building’s BMS system. No other upgrades happened in the building, and they seen a 15% efficiency gain one year, two years and running,” Tew reported.
This performance is noteworthy because it demonstrates sustained efficiency improvements over multiple years without hardware modifications. The AI system continuously makes automated adjustments to building systems based on multiple parameters and algorithms.
Beyond Building Optimization
Trane Technologies acquired BrainBox AI last year and has been exploring applications beyond direct building control. The AI system is being deployed to transform building maintenance and service operations through predictive diagnostics and automated parts ordering.
“We’ve loaded it with all of our system manuals and details, and then we can point it to an address, and it can help diagnose how the building should be maintained, or has been maintained, and what might be needed,” Tew explained. The system can automatically order parts and have them ready for service technicians before they arrive.
This predictive capability extends to both pre-diagnosis and post-diagnosis functions, ensuring comprehensive system optimization. “It can help diagnose what might be wrong and how it might be fixed,” while reducing the inefficiencies of service technicians traveling back and forth to parts centers.

The AI implementation delivers multiple layers of value for building operators. Beyond the direct 15% energy savings, the system reduces service logistics costs and minimizes building downtime through predictive maintenance.
The technology performs continuous monitoring and adjustment of building systems, making real-time optimizations that human operators would find difficult to manage manually. This automated approach ensures that buildings operate at peak efficiency without requiring constant human intervention.

Tew acknowledged that the company is still in the early stages of understanding BrainBox AI’s full potential. “I think we’re just scratching the surface on both of those with BrainBox AI. We’re really excited about it, and I’m so glad that we’re able to already bring something to the market that has a proven track record in the early days of AI.”
