A striking shift is occurring in Atlanta’s urban housing market, according to staging expert Topher Fuller of Linden Creek. The city’s younger buyers are driving demand for stark, minimalist designs that challenge traditional staging approaches.
“They love the brutalist and minimalist styles,” Fuller says of Gen Z buyers. “We’re seeing a lot of that, like clean concrete, hard modern lines.” This preference marks a significant departure from the warmer, more traditional staging styles typically associated with luxury properties.
Fuller notes a marked increase in requests for condo and apartment staging, spaces that previously went unstaged. “We are seeing an uptick in condos and apartment staging,” he observes. “I think a lot of people didn’t stage those typically, because they liked the open look. But now people still want to see those as livable spaces.”
This change reflects a broader evolution in urban living preferences, particularly in Atlanta’s rapidly developing neighborhoods. According to Fuller, the staging approach for these properties requires a completely different aesthetic sensibility.
“For condos, we’re doing more industrial loft, a little more modern. Mid Century Modern is very in,” Fuller explains. The company has adapted its inventory and design approach to meet these changing tastes, particularly in areas like Midtown and Buckhead.
The trend extends beyond mere aesthetics. Fuller says this shift in design preferences is influencing how properties are marketed and sold across Atlanta’s urban core. “Most active is, I mean, it’s pretty equal across the board,” Fuller notes of staging requests in different neighborhoods. “We are seeing an uptick in condos and apartment staging, they’re great fits for us because it’s a luxury market.”
To meet these changing demands, Linden Creek has developed specific staging packages that cater to different architectural styles and buyer demographics. “We buy higher end furniture to match that look,” Fuller says. “Of course, we’ll buy the right type of furniture for the aesthetic of the home.”
This attention to evolving tastes has become particularly important in Atlanta’s competitive market. Fuller notes that even in luxury developments, buyers increasingly expect to see spaces that reflect contemporary design sensibilities.
One particular challenge Fuller identifies is staging what he calls “multi-purpose flex rooms” in luxury properties. “We’re seeing a lot of that, particularly in the luxury market, where there are these multi-purpose flex rooms that people just need a little bit of a push to see what it could be used for,” he explains.
Fuller sees the trend toward modern, minimalist design continuing to grow, particularly as more young professionals move into Atlanta’s urban core. “We’re seeing a lot of growth and interest there, which is a great space to be able to stage,” he notes.
The evolution of staging preferences reflects broader changes in how younger generations view urban living spaces. As Atlanta continues to attract more young professionals and creative industry workers, Fuller expects the demand for contemporary, minimalist staging to increase further.
