Kaufman & Company Expands BridgeStar.ai Into a Full Partner Portal, Adding Eight New Engagement Tracks and a Suite of Client Tools

Los Angeles, CA — Kaufman & Company, a private investment and holding firm spanning real estate development, private credit, venture, and structured finance, today announced a major expansion of BridgeStar.ai, its partner portal. Previously scoped to the closing and funding workspace for borrowers and other funding clients, BridgeStar now serves as the single point of engagement for every type of partner across Kaufman & Company’s family of ten operating companies.
A Portal for Every Kind of Partner
BridgeStar now organizes partners into eight distinct tracks, each routed to the workspace and documents relevant to that relationship:
Borrowers & Closing Clients, running bridge loans and other funding facilities start to finish
Advisory Clients, for Kaufman Real Estate & Consulting engagements, capital stack reviews, and feasibility work
Contractors & Trade Partners, covering general contractors and subcontractors, architects, engineers, and suppliers
Land Owners & Brokers, for parties bringing sites or acquisition opportunities
Employers & Institutions, supporting workforce housing partnerships with health systems, school districts, and large employers
Municipalities & Community Partners, connecting entitlement officials, planning authorities, and nonprofit partners, no account required
Residents, giving tenants of Kaufman & Company communities, Convivium Living, DK Homes, and workforce housing a place to pay rent, request lease renewals, and submit maintenance requests
Startup Founders & Portfolio Companies, for Kaufman Ventures founders across AI infrastructure, robotics, data centers, modular construction, and 3D printing
Every new account follows the same four-step path: Reach Out, Get Matched, Work Inside Your Workspace, and Stay Connected, so each partner’s BridgeStar workspace is built around how that engagement actually works rather than a generic intake form.
New Client-Facing Features
Beyond the original closing and funding workspace, which remains live for borrowers and funding clients with Documents, Checklist, Sign & Notarize, and Funding & Payments, today’s release adds:
Deal Timeline, a chronological record of every milestone from onboarding through closing
Our Track Record, a page showing BridgeStar’s current and past deals along with references from partners and investors
Draw Requests, letting clients submit and track milestone or CapEx draws against a funded loan
BridgeStar Score, a live status snapshot computed from BridgeStar-reviewed records in real time
Parties & Contacts, a directory routing every closing communication to the right lender side contact
Sensitive information redaction, a tool that lets clients black out account numbers or ID numbers before uploading a document
SMS notifications, for sign-in codes and funding release alerts
Help Desk, with FAQ content and a ticketing system for account, document, funding, and technical issues
Jeeves, an AI concierge available inside the portal to answer questions about a deal, its documents, or key dates
Self-serve account creation, allowing new partners to set up a username and password directly, subject to BridgeStar team approval
Notarization scheduling, including virtual notary sessions run inside the platform for documents such as a Guaranty or Deed of Trust
Resident tools, including rent payment recording, lease renewal requests, and lease information on file
New Administrative Capabilities
On the Kaufman & Company side, BridgeStar’s Admin Panel now includes an Overview, Deals, Access Requests, Messages, Track Record management, a site-wide Activity Log, and a Security panel. New administrative functions include:
Client Funds Status, staging a deal’s funds at BridgeStar’s holding account internally, with a per deal toggle to reveal it to a client when ready
Pending Access Requests, for approving accounts that partners set up themselves
Send a Message, a free form update tool reaching any deal’s client portal users by notification and email without opening that deal first
Site-wide Activity Log, tracking logins, client submissions, review decisions, account changes, deal status changes, and internal messages across every deal
Internal Accounts, requiring MFA for every Kaufman & Company and Lonestar Kaufman staff login
Recent Security Activity, logging logins, lockouts, MFA failures, password changes, and sensitive actions such as funds released or a receiving account viewed, each triggering an email alert
