6,000 Home Watch Companies. Most Have No Real Tech Stack. That Gap Is Getting Harder to Ignore.


There are roughly 6,000 home watch companies operating across the United States, and the majority of them are running without a unified software system. Not because the technology does not exist, but because until recently, nothing was built specifically for them. The National Home Watch Association has approximately 1,000 members. McDavid estimates the actual number of operating home watch companies in the United States is closer to 6,000, and that number grows further when you include home concierge services for primary residences.
“If you open the aperture just a little bit into home concierge services, which are for primary residences as well and really exist in every city, that number really starts to explode,” he said.
These companies range from one-person operations that started as side projects to established businesses turning over hundreds of thousands of dollars annually. Some operate independently. Others sit beneath larger property management companies. Many are formal businesses. Many are not.
What the majority share is a technology profile that has not kept pace with the service they are providing.
What an Operator With the Right Platform Looks Like
McDavid describes a clear contrast between an operator running on manual systems and one using a purpose-built platform. The difference shows up first thing in the morning.
“We have your route already planned out for you for the day, where you need to go, anything that’s top of mind from an issues standpoint at these homes, right there on your dashboard when you log in,” he said. GPS verification confirms the operator was on-site. Inspection reports are submitted from the property in real time. Clients receive them immediately.
Invoicing, team management, client messaging, and routing all live in the same system. Nothing needs to be transferred, reformatted, or tracked down later.
