Buyers expect homes to withstand major storms. Impact glass, reinforced concrete, and elevated foundations are now baseline requirements. Homes must be built high enough to avoid flooding and strong enough to handle Category 4 hurricanes without significant damage. Elmes notes that many well-built properties are so resilient that owners self-insure for hurricanes, relying on the strength of the construction rather than traditional insurance. For buyers from the Northeast or California, this is a new level of structural expectation.
3. Direct Ocean or Intracoastal Access for Boating
Waterfront location is no longer just about the neighborhood—it’s about direct access and views. Buyers want dockage and open water vistas, ideally both. Point lots—corner properties with wide water views and direct Intracoastal or ocean access—are now the gold standard, consistently appreciating more than canal-only lots. Fort Lauderdale’s appeal for boaters is unmatched: residents can reach the Bahamas in hours or dine at dozens of waterfront restaurants without ever getting in a car. For many, boating access is the primary reason to buy here rather than in Naples or Palm Beach.
4. Proximity to Fort Lauderdale Airport
Easy travel is a priority. Luxury buyers want to get from home to the airport in under 15 minutes, and Fort Lauderdale makes this possible. Elmes points out that the city’s airport is more accessible than Miami’s and less time-consuming than Palm Beach’s. With direct flights to most major U.S. cities and international destinations, this convenience is especially valuable for buyers who split time between homes or travel frequently for business.
5. Low-Maintenance Outdoor Spaces
Large, high-maintenance yards are now a drawback. Buyers see extensive lawns as an added cost and responsibility. Offers tend to be lower on homes with big grass areas that require constant care. Instead, buyers prefer smaller patios with pavers, native landscaping, and pools—features that minimize upkeep and water use. In South Florida, where landscaping costs and water restrictions are real concerns, low-maintenance outdoor spaces are now viewed as both practical and premium.
6. Modern, Efficient Systems
Updated systems are non-negotiable. Buyers expect smart home technology, efficient HVAC, and electrical systems that can handle today’s appliances and electric vehicles. Older air conditioning units or outdated electrical panels are dealbreakers. This expectation ties back to the turnkey demand: buyers want assurance that everything works and won’t need replacement for years. They are willing to pay more up front to avoid the hassle and expense of system upgrades.

For buyers who can’t check every box, Elmes advises focusing on features that can’t be changed later—especially location and water access. Systems and interiors can be updated, but a home’s position on the water or proximity to the airport are permanent. “You can paint a wall, but you can’t move a house,” he says. Buyers should prioritize the features that shape their daily lives, such as boating access or airport convenience, depending on their lifestyle.
For sellers, these seven features are the difference between a quick sale and a long wait. Homes that meet most of these criteria attract multiple offers and sell quickly in today’s Fort Lauderdale luxury market. Those that fall short often sit on the market and require price cuts.
