While many independent brokerages struggle to compete in an increasingly digital real estate landscape, one Maine firm has found success by combining traditional community presence with cutting-edge technology, and refusing acquisition offers from national franchises.

“We’re one of those independent firms that loves Main Street foot traffic in a day when everything is digital,” says Dennis Hilton, President of Newcastle Realty. “We still get a lot of business by people who walk into our office every day.”

Embracing Technology While Staying Local

Despite this traditional approach, Hilton’s firm isn’t shy about adopting new technologies. “We’re leveraging AI, we’re not holding back,” he says. “We use ChatGPT to freshen up our property descriptions.”

The company maintains an aggressive social media presence, posting three to five times daily. “We’re not looking for perfection, but we’re looking for engagement,” Hilton explains. “We don’t hesitate to rehash old posts. We just want to be in front of people.”

Choosing Independence

While regularly approached by national franchises, Hilton remains committed to independence. “I am very determined to maintain our independence,” he says. “This real estate company that’s now existed for almost 60 years is something I’m going to hand over to my kids, and I don’t want to tie their hands.”

Community Integration Strategies

The firm maintains visibility through unique approaches to community engagement. Hilton mentions their antique fire truck, branded with the company name, which appears in local parades. “People just love that,” he says. “We’re always where the community is gathering.”

The company also invests heavily in branded logo wear for brokers. “Everywhere they go, they’re wearing a nice shirt that says Newcastle Realty on it. It starts conversations everywhere,” Hilton notes.

Looking to the Future

As the industry evolves, Hilton sees the combination of local presence and technological adoption as key to future success. The firm has recently launched specialized divisions for business brokerage, commercial properties, and luxury homes, while maintaining its community-focused approach.

“We’re just getting ready for the future,” Hilton says, emphasizing that independence doesn’t mean resistance to change, it means having the freedom to adapt on your own terms.
