Patten Properties has announced the official release of Section 2 at The Estates of Texas Grand Ranch, marking what the company calls its biggest land sale event of the year with homesites starting at $79,900.
The June 28 grand opening event will offer 1- to 3-acre wooded homesites in the nature-inspired acreage community located in New Waverly, just north of Houston. The development sits within the New Waverly Independent School District and is positioned on the west side of Interstate 45, providing direct highway access that sets it apart from other acreage communities typically located 20-plus minutes from major routes.

Patten Properties has been developing the broader Texas Grand Ranch area, which the company markets as “the fastest-selling acreage community in Texas.” The Estates represents the latest phase in the company’s expansion in the Greater Houston market.
The development caters to buyers seeking what Patten Properties calls “luxury forest living” while maintaining proximity to urban conveniences. The community sits at an average elevation of 325 feet and includes county-maintained roads, underground utilities, high-speed fiber internet, and central water systems.
Founded as a third-generation land company, Patten Properties has developed communities across multiple states over four decades. The company positions itself as specializing in acreage communities that balance natural settings with accessibility to metropolitan areas.
