One Out of Three Waterfront Homes Is Missing a Crucial Detail – And It's Costing Sellers Thousands




Many sellers assume that if a home has a water view, buyers will know about it. But new data shows that one out of three waterfront homes for sale never mentions this key feature in the listing description – even when the view is clearly visible in the photos.
This oversight isn’t just a minor paperwork error. It can cost sellers thousands of dollars in lost value and missed buyers.
“A water view is a high-value feature people pay extra for,” says Dominik Pogorzelski, president of the MLS division at Restb.ai. This company uses AI to scan real estate images for listing features. “If you don’t mention it, buyers searching for waterfront properties won’t find your listing.”
The same mistake happens with other premium features such as pools, fireplaces, and vaulted ceilings. When agents overlook or forget to include these details, homes lose visibility and appeal in a crowded market.

Listing a home involves filling out dozens of fields – from square footage and lot size to a long checklist of amenities. Agents often rely on what sellers tell them or do a quick walkthrough, which makes it easy to miss features that buyers value.
Restb.ai’s analysis of millions of listings uncovered frequent gaps between what’s visible in photos and what’s described in the listing. Their AI scans images for features the agent may have missed, such as a pool, water view, or upgraded appliances.
However, not all agents use these AI tools. Some are unfamiliar with the technology, while others prefer their traditional process. As a result, many listings underrepresent the home’s best qualities, and buyers who would pay a premium may never see the property.
How Incomplete Listings Hurt Sellers
When a listing omits a water view, pool, or other sought-after feature, it won’t appear in filtered searches. Buyers who specifically look for “waterfront” or “pool” properties will skip over these homes entirely.
This reduces the number of showings, increases the time a property sits on the market, and can force price reductions. In competitive markets, visibility drives demand. If your home isn’t showing up in the right searches, you’re starting at a disadvantage.
“Imagine leaving a $50,000 feature out of your listing,” Pogorzelski says. “You’re not just missing a checkbox – you’re missing buyers who would pay more for exactly what you have.”
Even smaller details matter. Features like vaulted ceilings, hardwood floors, or upgraded kitchens can be the deciding factor for buyers comparing similar homes in the same neighborhood.
What Buyers Are Missing
Incomplete listings don’t just hurt sellers. Buyers searching for specific features may miss out on homes that actually fit their needs. Relying solely on keyword filters or search checkboxes means some homes with the desired amenities won’t appear.
Some buyers have started using reverse image search tools to identify homes with the look or features they want, but this workaround is time-consuming and unreliable.
“If you’re serious about finding a home with certain features, don’t just rely on filters,” Pogorzelski advises. “Look at the photos carefully, and ask your agent to double-check the listing details.”
How AI Is Closing the Gap
Artificial intelligence now offers a solution. AI-powered tools can scan listing photos and automatically detect features such as pools, fireplaces, and water views. When an agent uploads photos, the system suggests which features to highlight in the listing, based on what it identifies in the images.
“It’s like having a second set of eyes,” Pogorzelski says. The agent still reviews and confirms the features, but the AI helps ensure nothing important is missed.
Some Multiple Listing Services (MLS) have adopted these tools directly into their platforms, so agents receive suggestions as they build each listing. However, adoption varies widely, and not all agents are taking advantage of the technology.
What Sellers Should Do
Sellers can’t assume their agent will catch every feature. Before listing your home, take these steps to maximize its appeal and value:
- Walk through your property and make a list of all premium features, including water views, updated kitchens, pools, fireplaces, vaulted ceilings, and hardwood floors.
- Review the draft listing and compare it to your feature list to ensure nothing is missing.
- Ask your agent whether they use AI tools to scan listing photos for additional features.
- Confirm that your property will appear in filtered searches for its most valuable features.
“It’s your biggest asset,” Pogorzelski says. “Take 10 minutes to make sure the listing does it justice.”
What Buyers Should Do
Buyers should also look beyond search filters when house hunting. Many desirable homes are missed because listings are incomplete.
- Examine listing photos carefully, even if the home doesn’t check every box in your search filters.
- Ask your agent to look for homes that might have your desired features but didn’t list them explicitly.
- If you spot a feature in photos that isn’t mentioned, inquire about it – it may even provide negotiation leverage.
