Justin Nimergood, founder of Top Gun Team at Epique Realty in Southlake, Texas, has not done any of that yet. Every agent currently on his team arrived through an organic referral. Nobody was recruited in the conventional sense. They heard about what was being built, reached out, and came in.

“This team has had all organic, non-recruitment growth,” Nimergood says. “That is why I am excited, because when I finally do recruit, this team is going to grow very fast.”

The move formalizes something Nimergood has been building toward since the team’s inception. His market footprint already spans some of the most affluent communities in the DFW metroplex, including Southlake, University Park, and Highland Park, and his background in high-net-worth client relationships predates the team itself.

The luxury division’s invitation positions Top Gun Team at the intersection of the broader Epique brand and the premium residential segment, a place Nimergood has been deliberately preparing to occupy.

For agents on the team with existing experience or interest in luxury residential transactions, the timing creates immediate opportunity. The division launch is new enough that positioning within it is still being established, which means the agents who move now do so with less competition for visibility than they would find in a mature luxury market environment.

“I have agents on my team that are like myself, hybrid agents that want to do commercial deals, and some that have been exclusively waiting to get going,” he says.

The commercial division launch opens a lane that simply did not exist for these agents inside Epique before now. For Nimergood, it also creates an opportunity to connect the media and content work that New to Media and Top Gun Team are building with a new audience of commercial-focused professionals who have the same need for market authority content and the same gap in production infrastructure.
