Danielle Damianov’s outlook on market volatility stems from experience. After starting in mortgage in 2001 and launching a real estate and mortgage company in 2005, she faced the 2008 financial crisis head-on. Rather than retreat, she pivoted to real estate investing and sales during what many considered the worst possible time.

“We made more money after 2008 than we did from 2004 to 2008 because we identified where those opportunities were,” Damianov explains. Her approach was methodical: she began door-knocking in short sales and pre-foreclosures, going from zero listings to 30 within two months.

This experience shaped her current outlook. While others worry about high inventory and uncertainty, she sees familiar patterns. “I saw this coming a couple of years ago. That’s why I wrote the book ‘Short Sale Secrets’—because I saw the frenzy of everybody overpaying by $100,000, cash offers, properties on the market two days, lines down the street for new construction. I was like, it’s happening again.”

The Technology Solution to Time Freedom

The catalyst for Damianov’s CRM came during a family trip to Italy. While her family enjoyed their European summer, she worked in cafes, sending out pre-approval letters and answering phones. The disconnect between her desire for work-life balance and business demands led to an important realization.

“I was in the hotel room one day and I said, ‘How can I do everything that I need to do in my business, move the needle in my business every day, and be done by one so I can go out and live my life?'” This became the foundation for Done By One.

The system integrates artificial intelligence across communication channels, handling phone calls, texts, website chats, and social media messages. During a recent five-week trip to Barcelona, her AI managed client interactions so effectively that prospects completed loan applications while she attended conferences.

“People don’t realize that it’s my AI talking or texting. They think it’s me,” Damianov notes. “A lot of times, before I call the client, I look at the conversation between the client and my AI Chatbot to get me up to speed on what this conversation was about.’ AI can handle a lot of that for you.”

Overcoming Technology Resistance

Despite AI’s capabilities, Damianov encounters resistance from professionals who fear losing control. She illustrates with a personal example: when seeking catering for her daughter’s graduation, she called seven companies on a Sunday. Only one responded the next day, another on Wednesday, and the rest never called back.

“If you had an AI receptionist answering your phones on a Sunday or over the weekend or at night when you’re not available, and having the conversation with the prospective client about what’s needed, you would not lose as much business. We’re missing out on so much business by not letting AI handle a lot of the work for us. Especially when we are unavailable”

This resistance often stems from perfectionism. While some AI responses might not match exactly how a professional would phrase something, Damianov has learned that consistent, imperfect communication often outperforms perfect messages that are never sent.

The Five-Pillar Business Framework

Done By One uses the “five pillars” approach: mindset work, lead generation, lead follow-up, sales and marketing, working the business, and living your life. This balances automation with human connection, incorporating weekly touches like thank-you cards alongside AI-driven efficiency.

“If everybody is going one way, you should probably look at going a different way,” she explains. “Yes, AI is huge and important, but if nobody is giving those personal touches, that becomes your differentiator.”

The platform is expanding to serve other professionals, with plans to add gifting platforms, enhanced real estate websites, and broader AI concierge services.

Market Opportunities Amid Industry Disruption

While many are leaving, Damianov views this as opportunity for those who remain. Current conditions in Southwest Florida show high inventory and emerging pre-foreclosures, circumstances she recognizes from prior market cycles.

“There’s a lot of people that need your help. There’s a lot of pre-foreclosures coming up. Those people are stuck. They don’t know what to do. You can be there to help them,” she emphasizes. Rather than abandoning the industry, she advocates strategic adaptation: improved lead generation, better technology use, coaching, and possibly changing companies or markets.

Her message to struggling professionals is direct: “ Why would you want to go work for somebody else, be told when to clock in and out, and get paid a fraction of what you can get paid in the Real Estate or Mortgage business? All you have to do is get around the right people and have the right technology to help and put in the work it takes to survive a down market. “

Building a Life by Design

Damianov’s philosophy extends beyond business efficiency to lifestyle design. Her parents’ experience, building a business through decades of hard work, only to face health challenges when ready to enjoy their success, serves as a cautionary tale.

“They built this awesome business that they’ve catered to for however many years. Now they want to go live their life, but they’re not in the shape they were in their 40s or 50s to be able to do that. I don’t want that for myself or anybody else.”

This perspective drives her focus on helping professionals build location-independent businesses that support their desired lifestyle. Her podcast is evolving to emphasize this “life by design” approach, showing how real estate and mortgage professionals can maintain success while living anywhere.
