How Interest Rates Are Slowing Florida's 30A Real Estate Market In 2026

Interest rates are slowing the 30A real estate market in 2026, and not only for buyers who need a mortgage. On Florida’s Scenic Highway 30A, even buyers who could write a check for a multimillion-dollar home are taking more time, because higher rates change what their money can earn elsewhere and what it costs them to borrow.

That is the view of Richard Jabbour of the Jabbour Luxury Group at Scenic Sotheby’s International Realty, who worked in private equity and wealth management before real estate. Speaking in October 2026, he said he expects the 30A market to stay slower through the first half of 2027.

Why Does The Speed Of A Rate Change Matter So Much?

Many people in real estate point out that today’s mortgage rates are not high by historical standards. Jabbour says that misses the point.

“It isn’t the level of interest rates that matters,” he said. “It’s the rate of change in interest rates.”

A jump of a full percentage point in less than 60 days hits a market hard, he said, whether rates go from 3% to 4% or from 6.5% to 7.5%. Rates have moved quickly, and he expects the pressure to show most at $1.5 million and below, the price range most sensitive to rates.

How Do Higher Rates Affect 30A Buyers Who Finance?

Buyers who finance a home on 30A typically need 25% to 30% down, Jabbour said. When rates rise, their budget shrinks, the quality of home they can afford drops, and many decide not to move at all.

“That prices them out of the market, even if prices of homes don’t change,” he said.

Why Are Wealthy 30A Buyers Slowing Down Too?

Buyers who can afford almost any home on 30A still feel rates, and Jabbour sees two reasons.

The first is what else their money can do. Wealthy buyers have access to investments most people don’t, such as structured notes or accounts receivable factoring, that he says can yield 7% to 10% “without even trying.” A buyer with $4 million sitting idle, he said, may put it to work there and wait a year on the house.

The second is that a purchase reported as cash is not always paid for in cash.

“Fewer presumed cash sales are actually happening for cash,” he said. “Yes, they’re writing the check, but they’re doing an asset-backed loan, or they’re lending against their portfolio on margin.”

These buyers can cover the purchase, he said, but they would rather not tie up that much cash. Margin loan rates that were about 4.25% are now about 7.5%. With stock market returns softer and volatility rising, some are choosing to sell assets and pay down their margin loans rather than carry a new home that way.

When Will Rates And The 30A Real Estate Market Settle?

“Interest rates are going to be high for quite some time, years, not months,” Jabbour said.

He expects mortgage rates of around 7.5% to 8% for some time to come. Rates may dip by half a point along the way, he said, but the long trend is higher. In his view, rates would come down meaningfully only with an economy starting to slip into recession, a much harder housing market and rising unemployment.

On 30A, he expects unit sales to trend down through the first half of 2027 as the market absorbs geopolitical issues and higher rates, with fewer lower-priced homes selling and possibly more higher-priced ones. The market steadies, he said, once rates stop changing and buyers believe they will hold.

Is It Still A Good Time To Buy On 30A?

Jabbour does not tell buyers to wait for lower rates. He points to the old saying that the two best times to plant a tree are 20 years ago and today.

His test is whether you will enjoy the home, and whether you know what it would mean to sell it at a bad time. He thinks a $5 million home bought on 30A today is likely to be worth about $5 million three years from now in today’s dollars. On paper that might be $5.4 million, with inflation accounting for the difference.

“I do think prices of real estate will rise, but I don’t think they’ll keep up with inflation,” he said.

Buyers weighing their timing can see what the team has on the market now on its listings page.
