Land Investing Solutions has built its reputation on taking on the land deals that other investors won’t touch. Founded by a Navy veteran who saw opportunity in problem properties, the company took shape when he brought on a business partner and connected with Suzanne Catlett, whose background in mortgage loans and property appraisal added crucial real estate expertise to their vision. For Catlett, who had recently sold her restaurant business, the opportunity to return to real estate – an industry she had always loved – came at the perfect time.
Operating as a veteran-owned land investment group, Land Investing Solutions specializes in purchasing problematic or unwanted vacant land directly from property owners across the country. Their business focuses on helping landowners who face challenging situations – whether it’s inherited land they’ll never use, properties with tax problems, or parcels that have been difficult to sell through traditional real estate channels. The company differentiates itself by offering all-cash purchases with no fees or commissions, handling all closing costs, and taking on properties regardless of their condition or the complexity of the situation.
“We’re really good at helping landowners solve the problems they have and providing a solution for them,” Catlett explains. “Sometimes that is just a quick, simple sell, but sometimes it’s a complicated process. We can hold their hand through it, and we have some good success stories of how it changed their life because they finally got that problem [property] behind them.”
The company operates nationwide, evaluating and purchasing properties across the country, and their success stems from the deep relationships they’ve built with key partners across markets. “We’ve built relationships with contractors and realtors and title companies,” Catlett notes. “The people we need in our circle to make these transactions happen are strong relationships that we’ve built over the last three years.”
This strategy has enabled them to develop a systematic approach to handling properties with complex challenges – from outdated surveys and access issues to complicated titles that may have been in families for decades. Their business model is straightforward but effective: they purchase properties directly using their own funds, make necessary improvements, and then partner with local realtors for the eventual sale.
What began as a three-person operation has evolved into a sophisticated remote team of eight specialists, each focused on their core competencies. “Every decision we make is based on our four core values,” Catlett says. “We always do the right thing, we love problem solving, we seek continuous improvement, and we value relationships. Every hire we make on our team has to exemplify those core values as a person.”
The company’s specialized structure – including dedicated project managers, title coordinators, and sales associates – allows them to efficiently manage complex transactions. They’ve also created opportunities for outside investors through an affiliate LLC structure, allowing others to participate in their deals. Having a pipeline full of acquisitions requiring financing is what Catlett calls “one of the best problems to have,” as it creates exciting opportunities for their investors while fueling their ambitious growth plans.
Their approach to market analysis is notably nuanced. “We might see something different in Montana than we see in Oklahoma,” Catlett notes, pointing to varying opportunities across their markets, from building lots for those seeking to escape urban areas to recreational properties for hunting and camping, particularly those adjacent to federal lands or natural features. This deep understanding of local market dynamics enables them to identify and capitalize on opportunities that others might miss.
Looking ahead, the company’s vision is boldly ambitious. Inspired by the principle that “10x is easier than 2x,” they’re aiming for exponential rather than incremental growth. They’ve predicted tripling their current year’s performance in the coming year, with numerous acquisitions already in the pipeline. Yet despite this aggressive growth trajectory, they remain firmly anchored to their core mission of transforming challenging properties into valuable community assets.
This combination of ambitious vision and unwavering commitment to their values has positioned Land Investing Solutions as a unique force in the land investment market. They’re not just buying and selling properties – they’re solving long-standing problems, revitalizing communities, and creating opportunities for both landowners and investors. As they continue to expand their reach and impact, they’re demonstrating that solving the hardest problems in land investment can also be the most rewarding.
