A Monthly Referral Income for Realtors That 'Runs Itself'

Julie Moraitis had a problem most real estate agents would love to have – too many referrals. As an associate broker with eXP Realty and founder of the Luxe Group, her lead generation efforts were producing three to five qualified referrals daily.
After struggling with Google spreadsheets and endless follow-ups for months, Moraitis discovered Realay, a platform designed specifically for managing referral transactions. Four months later, she’s generating approximately $10,000 monthly in referral income with minimal time investment.
“The Realay platform has literally just given me my life back and helped me be more productive in my personal business while still earning referral income,” she says.
The Referral Management Problem
With 10 years in real estate, Moraitis understood the value of referral business. But the operational reality was overwhelming. “It wasn’t one a month or two a month. I’m getting three to five a day. So not only did they need to be placed with an agent, they also needed to be followed up on numerous times.”
Finding reliable referral partners proved difficult. “They could be a good realtor. That doesn’t mean they’re good at always following up with new business,” Moraitis notes. “A lot of times the potential lead may not answer their phone the next time you call them. You need to keep following up until they do.”
The manual system was consuming her primary business. “I’m an active agent myself, and I love the referral business. It’s somewhat passive, but it can turn into a situation where it’s taking away from your primary source of business because you’re so busy managing.”
The Realay Solution
Realay addresses these core challenges through automated agent assignment and built-in accountability systems. When a referral comes in, the platform automatically assigns it to vetted agents and tracks progress without requiring direct involvement.
“What the platform does is just smooth that all out.” Result; massive time savings. “When you’ve got good agents, vetted by Realay, who are responsive, you can be confident your client is going to have a good experience & get to the closing table,” she explains.
The system handles agent accountability too. “They do the job of vetting on their end. If an agent on the platform’s not doing the job, there’s consequences, and I don’t want to be the bad cop.”
Real Results
A recent example illustrates the effectiveness: a buyer called with financing arranged and a specific property identified. Moraitis’s assistant entered the information into Realay’s system, and “it was immediately assigned to the appropriate agent for the area.”
The transaction progressed without her involvement. “Next thing I know, this gentleman’s ready to close on his property. It went from a phone call to being under contract within a week.”
The Numbers
After four months with Realay, Moraitis has closed six transactions, has six listings on the market, and five transactions pending. “I see about a referral a week closing now.”
With referral fees ranging from $1,500 to $3,500, she’s generating roughly $10,000 monthly. “Now I’m not really spending much time on that at all. Sometimes I have to make sure the deal is closed, but usually I just get the check, but that’s the fun part, right?”
Beyond the Money
The platform restored her work-life balance. “The biggest benefit is peace of mind and time management. I can’t do all of that work myself and let go of what my daily activity should be in my own business.”
For independent agents, Realay provides enterprise-level referral management without requiring infrastructure investment. “You honestly know that if you have a referral, they’re going to have an agent to handle it for you. And this is an agent that has proven themselves.”
Her advice for other agents is direct: “You’ve got nothing to lose. It’s been the best thing I’ve done. I can’t recommend Realay more, whether it’s just a couple a month or doing what I’m doing where I’m putting money towards generating these referrals. This is hard to believe… but there are No subscription fees to use Realay. Realay is one of the best kept secrets in Real Estate today.”
