VergeSense has redefined workplace analytics in an industry long limited to manual studies and badge swipes. Their remarkable growth – now powering decisions for over 200 global enterprises across 50 countries with an explosive 400% year-over-year expansion – validates both urgent market demand and their sophisticated approach to occupancy intelligence.
“When we look at corporate offices, our major first question was, where is the source of good decision-making data for this business?” explains Kanav Dhir, VP of Product at VergeSense. “At the time, the answer was pretty sparse. It was a lot of manual studies, a lot of anecdotes from experts in the industry, and badge information.”
VergeSense’s solution combines computer vision and battery-powered IoT devices to provide accurate, scalable measurement of space utilization. Their Area sensor, now in its third generation, delivers precise occupancy data that helps companies make informed decisions about their real estate portfolios.
The technology’s impact is measurable. One Massachusetts-based client used VergeSense’s platform to evaluate their three-building campus after transitioning to hybrid work. The data revealed that peak occupancy was significantly lower than badge data suggested, leading to a strategic decision to exit one building. “Ultimately, all you’re trying to do is improve the cost per employee as it ties to an office,” Dhir notes. Beyond simple occupancy tracking, VergeSense’s platform enables sophisticated space optimization and operations improvements. For instance, Deutsche Bank has leveraged the platform’s data to implement dynamic heating and cooling, achieving 20-30% savings on heating costs while reducing equipment maintenance requirements. They’ve also refined their cleaning services, moving from daily comprehensive cleaning to a targeted approach based on actual space usage.
The company’s latest features represent what Dhir describes as “the next era of occupancy intelligence.” This includes expanded data collection through Wi-Fi telemetry, allowing for broader portfolio coverage at various price points, and the integration of advanced AI capabilities. Their new workplace assistant leverages AI to serve as a virtual data analyst, streamlining complex space optimization decisions through data-driven conversations.
“We’re going to continue to take our investments in AI, and we’re holding ourselves to staying at pace with the AI industry,” Dhir explains. “We’ve gone from the availability of LLMs and generative AI to conversational intelligence that’s available to users, to now what is like reasoning models, and eventually what we’re starting to see with agentic models.”
Through strategic partnerships, including an expanded integration with Microsoft Places, VergeSense continues to advance workplace intelligence capabilities. The platform now offers seamless floor plan conversion capabilities, enabling customers to visualize, plan, and optimize their office environments with enhanced precision.
“As occupancy measurement becomes more of an expectation, how do we see an asset that already has measurement as part of it being a higher value?” This could include predictive analytics for tenant churn and enhanced asset positioning in the flight to quality, potentially reshaping how building owners approach space optimization and tenant retention.
