Why Little Rock, Arkansas Real Estate Moves Like a Heartbeat While Coastal Markets Swing Like a Pendulum


Investors chasing the next hot market might be overlooking the value of one that barely moves at all.
Real estate investors spend a lot of time studying volatility on the coasts, tracking booms, corrections, and every swing in between. Jerry Larkowski, Managing Broker at ESQ. “If you’re on one of the two coasts, the prices go up and down,” Larkowski says. “Here, it’s more like a healthy heartbeat.”

The distinction matters more than it sounds. A pendulum swings hard in both directions. A heartbeat holds a steady rhythm. Larkowski has watched that pattern play out across nearly seven years and more than 180 closed transactions in the Little Rock and Hot Springs markets. Comparable sales from a few years ago still hold up as comps today. Prices climb gradually. They rarely spike, and they rarely collapse.
For investors, that steadiness translates directly into fewer surprises. A property purchased based on today’s comps is unlikely to look wildly overpriced or underpriced eighteen months later, which is not something an investor buying in a coastal boomtown can count on.
The Flyover Advantage
Larkowski calls Arkansas part of the heartland, the middle section of the country sometimes dismissed as flyover territory. That geography is turning into an asset. Several national organizations have relocated conventions and gatherings to central cities like Dallas and St. Louis simply because the travel distance from both coasts is shorter. Little Rock sits about four hours from Dallas, a metro area some analysts project will become one of the largest in the country by 2030.
Texas draws attention for having no state income tax, and Arkansas has been steadily reducing its own. Property taxes in Arkansas remain well below the national average. None of that shows up in a headline about growth rates, but it shows up in an investor’s actual carrying costs.
An Economy That Moves Slower, On Purpose
Larkowski points to something less quantifiable: pace. Central Arkansas still carries traces of an agricultural economy, one that moves more deliberately than the technology-driven markets reshaping the coasts. He does not see that as a weakness.
“That may force us city folks to slow down just a tad,” he says, only half joking, in a conversation about how quickly artificial intelligence is accelerating everything else. For real estate specifically, a slower-moving local economy tends to produce a slower-moving housing market, which is exactly the point.
What Steady Looks Like For Buyers And Investors
Larkowski’s long-standing line to clients is that there is never a bad time to buy or sell a house, only better times and worse times. In a market that behaves like a heartbeat rather than a pendulum, that advice carries more weight than it would in a market prone to sudden drops. Buyers are not trying to time a bottom that might not exist. Investors are not bracing for a correction driven by speculation that never took hold here in the first place.
For out-of-state investors weighing where to put capital, that predictability is worth factoring into the decision alongside price per door and cap rate. A market that rarely swings hard in either direction is a market where today’s underwriting assumptions are more likely to hold up next year.
