“I don’t want to have 17 apps for different things in the building,” says Nadav Schnall, CEO of ProSentry, reflecting on his years of experience in property management. “I want to have one platform, which I actually prefer not to even use. The technology venture emerged through his connection with John Rusk, a veteran New York City construction professional with nearly 40 years of experience. “Fast forward many years later… I left the company. I left New York, moved to Tel Aviv, came back to New York, had lunch together with John, and he said, ‘You know, I have this great idea that I’m thinking of,'” Schnall recalls. That lunch conversation turned into a partnership, with Schnall joining Rusk to help transform the idea into reality. The pair spent their first year and a half developing the technology, refining their business model, and running pilot programs before successfully securing seed funding from New York Angels and Harvard Business School Alumni Angels.

ProSentry stands out in the property technology sector through its holistic approach to risk mitigation. The platform unifies various sensing capabilities under a single system, addressing multiple building risks—from water leaks to environmental issues like temperature fluctuations and rodent detection.

A recent incident illustrated the system’s practical value during New York’s winter season. The platform’s sensors detected temperatures dropping below 50 degrees Fahrenheit in a vacant apartment where a broker had left windows open after a showing. Building staff received immediate alerts and located the unit before temperatures reached the freezing point. “We just had a super call a little while ago, and he was like, ‘You guys just saved our Christmas,'” Schnall shares. The early warning prevented what could have resulted in burst pipes and extensive water damage—a common winter emergency that typically costs buildings between $5,000 and $70,000 in repairs.

The platform employs LoRaWAN (Long Range Wide Area Network) technology, which penetrates building materials while requiring limited infrastructure. Installation typically takes less than a day, with wireless sensors requiring no drilling or modifications to existing infrastructure. “You don’t need any kind of degree in technology,” Schnall emphasizes. “It’s very, very simple.”

The notification system offers customizable alerts that escalate based on issue severity—from email notifications for low batteries to immediate phone calls for water leaks. This flexibility extends to integration with existing building management systems, allowing properties to maintain their current operational workflow while adding new protective capabilities.

Meeting Regulatory Requirements

ProSentry is currently seeing accelerated adoption in New York City as building operators scramble to comply with Local Law 157, which requires all residential buildings to install gas detectors in apartments with gas appliances. While property managers have always prioritized gas safety, this new regulation has created urgent implementation deadlines. ProSentry’s smart gas monitoring solution goes beyond basic compliance, providing real-time data about gas levels and potential risks. This comprehensive approach helps buildings prevent the nightmare scenario of gas service interruptions – which can lead to costly pressure testing and potential building-wide repiping projects that often run into millions of dollars.
