DealWorthIt Brings AI-Powered Analysis to Real Estate Investment

From his days as a software engineer at Microsoft to becoming a real estate tech entrepreneur, Daniel Tsikata’s journey reflects a common startup origin story: he encountered a problem and built a solution. That solution has evolved into DealWorthIt, a platform that’s transforming how real estate investors analyze potential investments.
From Personal Tool to Commercial Platform
About five years ago, while working at Microsoft, Tsikata began investing in multifamily real estate. He quickly discovered a significant pain point in the industry: the time-consuming and complex process of analyzing potential investment properties. Drawing on his software engineering background, he initially built a tool for his own use. However, through networking at real estate conferences and events, he realized other investors faced similar challenges.
“I noticed that a lot of investors spend a significant amount of time analyzing deals alone,” Tsikata explains. “Even experienced investors spend considerable time on analysis, while new investors often struggle with understanding technical terms.”
This realization led Tsikata to partner with another investor to transform his in-house solution into a commercial platform. After two and a half years in operation, DealWorthIt has emerged as a comprehensive solution for real estate investment analysis.
Streamlining the Investment Process
Traditional real estate investment analysis often involves a fragmented approach. Investors typically receive property information from brokers or find listings on platforms like Marcus & Millichap or LoopNet. They then spend hours inputting data into spreadsheets and conducting research across multiple sources to gather information about taxes, sales history, ownership, and local market conditions.
DealWorthIt consolidates these processes into a single platform. Investors can search for properties based on specific criteria – whether they’re looking for free-and-clear properties, off-market opportunities, or high-equity situations. The platform supports various property types, including multifamily, self-storage, single-family, industrial, and land.
Beyond property discovery, DealWorthIt’s analysis tools help investors evaluate potential returns. The platform can project income over holding periods as long as ten years and calculate returns for syndicated deals, providing crucial insights for both individual investors and those raising capital from others.
Embracing AI Innovation
As artificial intelligence continues to reshape real estate technology, DealWorthIt is at the forefront of this transformation. The platform leverages AI in several key areas, including market research and document analysis.
“We use AI to research markets and provide market data, such as trends for specific locations and nearby properties,” Tsikata says. “We also use AI to analyze financial documents, rent rolls, and T12s, extracting data to make the process faster and easier for investors.”
The platform’s AI capabilities extend to personalized analysis. As users interact with the software, it learns from their underwriting patterns, creating individual profiles that help streamline future analyses. This machine learning approach means the platform becomes more efficient and personalized over time.
Market Outlook
Tsikata observes that current market conditions present unique opportunities for investors. With interest rates beginning to decline and many loans coming due, he anticipates increased inventory in the market.
“Based on current trends, with interest rates coming down, it looks like there’s going to be a lot of inventory on the market,” he notes. “If you’re an investor looking to find good deals, this is a great time.”
DealWorthIt continues to expand its capabilities, with plans to add analysis support for more property types beyond its current focus on multifamily and self-storage assets. The platform maintains a national scope, serving investors across the United States.
Through word-of-mouth referrals, presence in investor communities, and an affiliate program, DealWorthIt has built a growing user base of real estate investors looking to streamline their analysis process. As the real estate technology landscape evolves, DealWorthIt’s combination of comprehensive property data, sophisticated analysis tools, and AI-powered insights positions it to play an increasingly important role in how investors evaluate opportunities in the market.
