Is the Austin, TX Housing Market Correction Over? Where Prices Stand in Fall 2026

Buyers and sellers in Austin, TX have spent the last few years watching home prices adjust after the pandemic-era run-up. Now many of them are asking the same question: is the correction finished, and what does that mean for their next move?

According to Kathy Sokolic, co-founder of Mueller Residential Group, the answer depends on where you look. “The market definitely corrected,” she says. “Some areas in the city are back to almost 2019 pricing, but that’s not true everywhere. There are micro markets that have retained their value almost at peak.”

Austin Is Now a Collection of Micro Markets

Citywide headlines can make it sound like every Austin home lost value at the same rate. That is not what Sokolic sees on the ground. In the Mueller neighborhood, larger single-family detached homes have held their value well. “We’re still a little under peak,” she says, “but for our neighborhood, the single-family detached homes have maintained their value very well.”

The same is true for several other close-in neighborhoods. Sokolic points to areas such as Bouldin and Crestview, which remain popular and in high demand. For anyone tracking the market, the takeaway is simple: a city-level average tells you very little about the street you want to live on.

What Stabilization Looks Like for Buyers and Sellers

For sellers, Sokolic says the priority is understanding their own micro market rather than relying on what they hear about Austin as a whole. Pricing based on a neighbor’s 2022 sale, or on a citywide decline, can both lead to the wrong number.

For buyers, she sees real opportunity, even in neighborhoods that are still highly desirable. “There’s still a lot of opportunity to get in,” she says. “It just might not be your dream forever home, but you can still get in.” She adds that most of the city is still a fairly balanced, buyer-friendly market.

When clients come in with expectations shaped by the peak years, her team walks them through what has changed. “We show them data over time, especially if they still think we’re at the post-COVID peak,” she says. “We show them what we’ve seen over time and what is actually happening on the ground today.” Readers who want to follow those trends can find recent neighborhood data on the team’s market reports page.

The Signals Worth Watching

No one can predict exactly where the market goes next, but Sokolic keeps a close eye on interest rates. Rates are now well above the pandemic lows, and she does not expect a return to 2% mortgages anytime soon. Buyers are adjusting to rates in the sevens.

That shift affects some buyers more than others. “It really affects those at the lower price points with affordability,” she says. “We’re not seeing so much of that at the higher price points.”

At the same time, she notes that Austin’s fundamentals remain strong. The city has historically had low unemployment and a steady supply of jobs, and people are still growing their families, downsizing, and relocating. Life events keep the market moving, regardless of rates. For buyers who are ready to put down roots, she says there are ways to work around higher rates rather than waiting indefinitely.

Start With Your Real Goal

Sokolic’s most consistent advice for this moment is to get clear on why you are buying or selling in the first place. “You’re not buying a house to make $100,000 on it next year,” she says. “This is your home. You’re planting roots. You get to make it your own. Nobody’s going to kick you out like a landlord.”

Her team begins that process by asking questions. What prompted the client to reach out? What do they want long term, and why? Once those answers are clear, she says, decisions about price point, neighborhood, and timing become much easier to make. If a buyer can comfortably afford the monthly payment and has found a place they want to be, the market’s broader ups and downs matter far less.
