Buyers looking at New Braunfels, Texas this fall have a wide selection of homes, time to compare them, and room to negotiate. For many families, especially those relocating from other states, that makes this a good time to start a search.

Yitzchak Pierson, a Broker Associate with eXp Realty who helps buyers move to New Braunfels and the I-35 Corridor, says the local market now gives buyers more options. Whether now is the right time for a specific buyer, he says, depends mostly on their long-term plans.

What the September 2026 Numbers Show

The median sales price in New Braunfels was $319,999 in September 2026, according to the Four Rivers Association of REALTORS® Monthly Local Market Report, September 2026 (Texas Real Estate Research Center at Texas A&M University). That is about 3.0% lower than a year earlier, and well below the national median existing-home price of $429,100 for August 2026, according to the National Association of REALTORS®.

Demand is steady. Through September, 1,252 homes closed in New Braunfels, 8.0% more than at the same point last year.

Buyers also have more to choose from. The city had 911 active listings and 6.7 months of inventory in September. Around six months is generally considered a balanced market. Homes averaged 105 days on the market and sold for 90.6% of their original list price, which gives buyers time to tour, compare, and negotiate.

“In my market here in Texas, it’s more of a buyer’s market,” Pierson says. “Buyers have a lot more opportunity.”

Where Buyers Have Leverage Right Now

With more time on the market, buyers can often negotiate more than the price. Seller credits toward closing costs and rate buydowns are both part of the conversation.

New construction adds more options. New homes made up 371 of the 1,252 New Braunfels sales through September, or roughly three in 10. Builders compete for buyers with rate buydowns and closing cost incentives, and so far this year new construction in New Braunfels has closed at 87.1% of original list price, compared with 93.1% for existing homes, according to the Four Rivers report.

Pierson says buyers should expect their agent to look past the sticker price. “They need to talk to the buyers and figure out what their long-term goals are,” he says. “How long are you going to stay in the house? Is the mortgage payment more important than the interest rate to you?”

He recommends comparing new construction and resale homes on the total monthly payment, including any buydown or seller credits, rather than on list price alone.

Start With Your Long-Term Plans

Pierson asks every buyer about their timeline before talking about rates or prices, because the answer shapes the right strategy.

“If you’re going to stay in this 30 years, then let’s try and get you the lowest interest rate possible,” he says. If the home is a starter home or may become a rental later, the priorities can be different, and the conversation goes deeper.

Buyers who plan to stay for many years are well positioned to make the most of today’s selection, pricing, and incentives.

If You Are Relocating, Get to Know the Area First

Many of Pierson’s clients move to New Braunfels from other states, often with no local connections. He encourages them to spend time in the area before buying, so they can be confident the city fits the way they want to live.

For some buyers, that means renting first. “I’ll tell buyers maybe you should come here and rent for a year,” Pierson says.

A year in the area lets newcomers experience every season, try out their commute, and explore different neighborhoods before choosing one.

“I’m always trying to think about my clients’ financial security for the long term rather than just getting a quick sale,” Pierson says.

For buyers who know they want to stay, the current New Braunfels market offers more inventory, more time to decide, and room to negotiate. Buyers can learn how Pierson works with relocating clients on his Buy A Home page.
